The historic Evans School in Denver’s Golden Triangle neighborhood is undergoing a transformation, with businesses and office spaces coming to the 1115 Acoma St. property. Part of these plans for redevelopment include a coffee shop and ice cream parlor.

Once a busy school, the space is being reimagined as a hub for food, culture, and community. It includes a restaurant, beer garden, retail spaces, offices, and event venues. The coffee shop and ice cream parlor will be on the first floor.
Redevelopment is being handled by Schoolhouse Investors, a joint venture between Columbia Holdings and City Street Investors. The project is estimated to cost $26 million and includes tax increment financing (TIF) of $3.3 million.
Built in 1904 and designed in the “Classical Revival” style by David W. Dryden, the property was listed on the National Register of Historic Places in 1980. It’s right on the edge of the downtown area, in a great location to attract business.
