Thrive Development Co., a Denver-based property developer, is embarking on an ambitious project. The company has submitted plans to transform two existing warehouses at the corner of Shoshone Street and West 13th Avenue into a dynamic mixed-use space featuring a food hall, co-working offices, and a beer garden.

This project spans 29,000 square feet across two buildings. The east building will house a food hall, featuring a self-serve beer hall and cocktail bar, along with space for four indoor food vendors and an outdoor BBQ vendor. The design plans also include an outdoor beer garden and entertainment area between the two buildings.
The west building will be converted into a coworking space designed to foster creativity and collaboration. The space will include conference rooms, office suites, and even a patio for outdoor meetings. It will be an industrial-style office building with elements like woodwork and concrete floors.
The 1.32-acre lot was purchased for $4.65 million in 2022. Construction is slated to begin in mid-2026, with the grand opening expected in 2027. An experienced design team is already in place, including Meridian 105 Architecture and Heltshe Design.
“We’re still very early in the process,” said Jeff Ayres, vice president of development, to What Now Media.
