In early 2023 (possibly as soon as January), Aurora will enjoy its fourth IHOP restaurant (per the Denver Business Journal). Sitting at 3050 S. Peoria St., the iconic breakfast franchise will occupy the corner cap at the 22-acre development known as The Point at Nine Mile Station. Situated in the south end of the sprawling suburb, close by the intersecting Colorado 83 and I-225, it’s a massive commercial spread that’s situated well for breakfast demand.

“The demographics and geography were the right fit for an IHOP,” franchisee Tayseer Zuaiter told What Now Denver.
In addition to its eponymous flapjacks, the 61-year-old IHOP serves patrons with down-home, American-style food for breakfast, lunch, and dinner (and maybe a snack or two in between). The IHOP at Nine Mile Station will seat up to 118 people over about 4,000 square feet. This will be Zuaiter’s eighth IHOP franchise after opening his first shop in 1996 in Greenwood Village. This might also be the largest construction he’s been associated with.
Above the IHOP, the new, five-story structure at the northeast corner of Parker Road and Peoria Street will have 255 residential units above the ground floor retail spaces. IHOP, along with Key Bank and Pacific Dental, have now filled in the ground floors at The Point. The stores will be anchored by the adjacent brand new, 80,000-square-foot King Soopers. The Denver Business Journal reports that the site has also enjoyed $18 million worth of infrastructure improvements, “including new streets, lighting, landscaping and other horizontal improvements.” Down the road, developers also aim to incorporate a pedestrian bridge linking Nine Mile Station residents with the Cherry Creek Reservoir. They will also have easy access to affordable pancakes.
